We are sourcing properties with floating rate debt, burdened by upcoming balloon dates, that we will be available to acquisition below replacement cost, along with adaptive reuse multifamily conversions. In-house contracting, sales, asset management, and title, allow us to generate higher yields, with lower fees, while staying disciplined in our hold-sell analysis, which is performed regularly for every property.

Clearwater, FL

Once an operational assisted living facility, this abandoned tower was re-zoned for multifamily adaptive reuse. The seven-story tower underwent substantial exterior and interior renovations in compliance with designated architectural plans. Market analysis and traffic studies, combined with strategic vendor partnerships and construction experience, produced a thriving apartment building which included a co-working space, elevator, lounge, on-site leasing office, fitness center, laundry facility, and entertainment space.

Tampa, FL

The NOHO project included (8) residential units, ranging from one to three bedrooms, and featured two-story construction, a laundry facility, on a visible corner lot. The property quickly realized 100% occupancy in one of the hottest sub-markets in the region.

Tarpon Springs, FL

Santorini Square is located in Tarpon Springs, Florida. The building underwent an extensive renovation w/ upgrades and amenities including: marble hex tile in select bathrooms, white oak vinyl plank flooring, stainless appliances, new landscaping, complete exterior paint and sealant, select updated plumbing, and a one-of-a-kind art mural on face of side wall, by local artist, paying homage to the culture of Tarpon Springs. Professionally designed and managed for optimal efficiency and return by the award-winning WC redevelopment team.

Titusville, FL

Spearheaded by Kurt Westfield, the project was comprised of thirty-two residential units featuring two-bedroom units. The property included two-story construction, a newly added laundry facility, all on a highly visible lot. The property underwent massive redevelopment, including: new parking lot w/ striping, branding, exterior paint and sealant, new AC’s, interior renovations (stainless appliances, granite counters, new flooring), perimeter fencing, security features, and more and was awarded a "Best Adaptive Reuse Project" in the country by Globe Street.
